The inspection file is yours to keep
Even if you don't hire us for any work, you keep the photos, the video and the written report. They're yours to use as records for a future claim.
Is your attic properly ventilated?
A roof's first job is to keep water out. The next one is to get the hot, moist air out of your attic, and that only works when the air coming in matches the air going out. We rarely replace a roof without correcting it. Most of the time the house is a couple of vents short and nobody ran the math.
Put in your home and your vents to see if your attic bakes in summer or risks ice dams in winter.
Attic floor: about 1,500 sq ft, the footprint of the top floor
Soffit vents
air in, at the eaves
Box vents
air out, near the ridge
Ridge vent (ft)
air out, along the ridge
Gable vents
on the end walls
Short on both
Add about 2 soffit vents and 2 box vents.
- Bakes at about 130 to 150°F in summer
- Higher ice dam risk in winter
A rule of thumb. The inspection confirms it.
Once the attic is vented right, the shingles, siding, paint and windows all last longer, because heat and moisture stop building up in there. Ask any roofer for your attic's NFA number. If they don't have one, they didn't calculate it.
“What should I ask a roofer before I hire them?”
Eric covers it in these videos, from the questions to ask before you choose a roofer to dealing with the door-knockers after a hailstorm.
